Opportunities
We are actively acquiring in two lanes. Below is what we actually look for, stated plainly enough that you can tell in a minute whether your property is worth sending.
Lanes
Short-term rentals where the demand already exists, and Texas land that can carry something later. Anything else is a polite no.

Parcels anywhere in the state with practical access and a setting worth photographing.
Fit
Before you write
Five questions against the criteria above. It will tell you no, and why, rather than leaving you to guess from a contact form.
What is the asset?

Scale
You have described land with a cabin or stay already on it, elsewhere in Texas, reachable by an ordinary car in dry weather, already running well, and small enough for two owners to run properly. Nothing there rules it out. We would want to see the access and the setting before saying more, and if the answer is no you will get it quickly and with a reason.

Your answers go with it, so you are not retyping what you just told the page.
Process
Location, property type, what you are asking, and your timeline. Photographs help more than a polished deck.
There is no acquisitions team between you and the owners. If it is not a fit we will say so plainly rather than going quiet.
For anything that fits, we visit. We drive the access road, because that is usually where a deal is made or lost.
Direct, without a chain of approvals behind it. We buy in our own name.
County and nearest town, acreage or square footage, access description, asking price, timeline, and any photographs you have. If you do not have all of it, send what you do have — we would rather see a rough note than nothing.
Land leads, DFW short-term rentals, or a partnership conversation.
Asked and answered
Two things. Short-term rentals in the Dallas–Fort Worth metroplex where the guest demand already exists, and Texas land anywhere in the state with practical access and a setting worth photographing. Everything else is a polite no.
No. We look at all 254 counties in Texas and buy in very few of them, and we do not look outside the state at all.
No. A location, a parcel or listing link if there is one, and what you know about access and water is enough to get a real answer. Access and water decide most of it, long before price does.
The two of us read what comes in, so you are not waiting on an acquisitions team that does not exist. If it is not for us you get told that, with the reason, rather than silence.
